Drainage

This being a condominium whereby the drainage system is run through the whole building, shared by the residents, use of material that is not durable will not only be an inconvenience to management, it will also pose as a difficulty to the people that will have to deal with the outcome if it were to be broken or compromised in any way. I also noticed that the way the excess water is drained can be improved. There is no issue with the how it is drained whenever there is rain, but it becomes an issue especially when there is a heavy downpour. This causes flooding and overspill. Pooling and puddling at low areas which swamps the tiled flooring at the pathways. Stagnant water not only could risk wetting residents with low level floors, but will develop foul smell and the collection of dirt. Possibly leading to other problems such as moisture and mold problems that can damage home foundations in a long run.

Inadequate shading and Roofing

The roofing is definitely a major problem that I see among some area; most of which are located at the residential floors close to the roof. And if it were neglected any longer, it would cause problems as little as leaking to as big as a sunken ceiling. From which i can see in some areas the ceiling boards, some areas are already growing mould and rains marks from water collecting above the panels. This could be caused by poor or faulty installation, that could lead to leaks and moisture built up. Punctures and penetrations from wind debris and critters such as birds, animals and small insects are also part and parcel of it going through environmental stress. Matters likes this requires maintenance and routine inspections.


Here are the result of poor roofing. As seen, exposure to the elements over a long period of time has cause things to wear and tear which could have been avoided.
